A burst pipe floods fast and hides well. Water runs down the inside of a wall, drips through a ceiling and settles in the floor below, so the visible puddle is rarely the whole loss. The crew finds the full path with meters before deciding what to open.
Why older plumbing matters
With a median build year of 1938, supply plumbing in many local homes can be aging. New Jersey American Water began replacing aging water pipes along West Kings Highway in July 2023, and inside a house an old pipe can split just as suddenly.
What the cleanup includes
- Shutting off the supply and finding where the water traveled
- Extracting water from floors, carpet and pad
- Opening wall and ceiling cavities that stayed wet
- Drying insulation, framing and subfloor with air movers and dehumidifiers
When the leak reaches the ceiling below
Water that travels down a wall often ends up in the ceiling of the room underneath, where drywall sags and insulation holds it. The crew opens that ceiling to release the water and dry the joist bay, as described under ceiling leak water damage.
Insurance adjusters want proof of timing and extent, so photos, moisture logs and receipts are kept from the first visit. The drying itself follows structural drying standards.
